Here’s a situation most people find themselves in at some point in their lives - they want to move house; but where do they start? As tempting as it is to embark on the search for your dream home straightaway, think - is that really wise? What if you do find the perfect place, in your ideal location and it’s in the catchment area for the best school? But what good is all this if you are yet to find a buyer for your house?
It is too easy to fall in love with a property and let your heart, rather than your head take over. This is where you need to take a step back and think, be cool and don’t under-sell your house in a moment of weakness!
Research shows that the difference between your new expensive purchase and cheap sale could cost you as much as 20% more than the cost of the move in more controlled circumstances.
Two common dangers of buying before selling:
- Expect to be gazumped!
- Expect to pay over the odds to secure the house you want
Timing the sale of your house
It is so important to do your research before putting your property on the market. At Villager Homes we can provide you with all the information you need to really understand the process and indeed the shape of the market.
Consider the following:
- What area do you want to move to? We specialise in the local villages west of Huntingdon.
- What type and spec of property are you interested in?
- How often does that particular type of property come up for sale in your chosen area?
- Have you been pre-approved for a mortgage?
- Are the types of properties you are interested in affordable for you?
After you have considered all of these factors, you’re ready to put your property on the market. Wait for a decent offer and only then, when you have found a buyer, start hunting for your perfect house!
Remember that by selling before you buy, you put yourself in a strong position when making offers to vendors. You’ll be a preferred buyer!
As estate agents, it is our job to be hassled by you so take advantage of us. Let us know if you have seen a new property (that matches your requirements) come up on our website and ask to be shown around it!
Don’t be disheartened if you lose a house you wanted, the saying really is true – there are plenty more fish in the sea! Your dream home might come up for sale tomorrow, or next week, and it may be even better! You’re in a great position, no one is going to force you to sell your house – it is entirely your decision!
Buyers are out in force but property availability remains low…..
