As tempting as it is to embark on the search for your dream home straightaway, think - is that really wise? What if you do find the perfect place, in your ideal location and it’s in the catchment area for the best school? But what good is all this if you are yet to find a buyer for your house?

It is too easy to fall in love with a property and let your heart, rather than your head take over. This is where you need to take a step back and think, be cool and don’t under-sell your house in a moment of weakness!

Research shows that the difference between your new expensive purchase and cheap sale could cost you as much as 20% more than the cost of the move in more controlled circumstances.

Timing the sale of your house
