A superbly presented residence, positioned in an idyllic setting surrounded by an ancient woodland which is a National Nature Reserve. Monks Wood House rests on approximately two acres of grounds, which have been lovingly landscaped to take in the surrounding nature and beauty of the area., the house boasts approximately 3770sqft of living accommodation and garaging. The property itself was designed and built in 2005 and offers an abundance of light in this naturally well-lit home over two floors.

Highlights of this exclusive home include a gorgeous open plan kitchen/sun room allowing an area catering for both relaxing and formal occasions, three further reception rooms including the study, dining room and sitting room which are well proportioned making the overall flow of the property so welcoming. The galleried first floor landing opens up into four double bedrooms, two of which boasts ensuites as well as a family bathroom.

Outside the landscaped gardens offers a variety of formal and natural areas to enjoy. At the front there is a large sweeping drive leading in from the main electric gates towards the garaging and parking areas. There are two large wooden storage units and a wood store together with the deck for a tree house. A small gate tucked away leads out onto a private trail taking you into the main wood which is ideal for nature enthusiast, walking, running etc. The rear garden has a variety of trees, shrubs and flowers.  There is an extensive York Stone patio as well as a Jacuzzi and Koi carp pond, with filtration system.  There is also a timber framed gazebo, greenhouse and games shed.  Dawn to dusk lights are featured at all the entrances to the house and garaging. There is an oil storage tank at the rear of the garage.

Although you feel tucked away in what feels like your private woodland, the property is conveniently located to nearby Abbots Ripton, with its great gastro pub and Post Office/Shop and close to the Kimbolton School bus route, at Alconbury Weald.  You are also a short drive toward the A1/A14 offering excellent links towards Cambridge, as well as Huntingdon train station offering fast track service to London Kings Cross.

The owner says: The property is a paradise for anyone who loves nature, being bordered on 3 sides by a private part of the 450 acre nature reserve. As a result the grounds take advantage of all the natural elements of the Wood.  It includes numerous trees, predominantly Oak and Ash but also 2 Wild Service trees, indicators of ancient woodland. Primroses and bluebells line the garden in the springtime and this year we discovered about a dozen bee orchids in the lawn. The trees and hedgerows are alive with the songs of birds such as blackcaps and chiffchaff in early summer and woodpeckers and nuthatches visit our bird feeders. In high summer woodland butterflies including the Silver Washed Fritillary and Purple Emperor  can be seen and in the autumn Jays and Squirrels squabble over acorns and hazel nuts. Deer occasionally visit us particularly in the winter when food for them is scarce. We will miss all of this greatly.
